Location, location, location! Summit County, where the town of Breckenridge resides, is full of outdoor opportunities, from hiking and biking the many trails in the area, to exploring old mining settlements and ghost towns, to all kinds of snow and winter sports. Four ski areas—Arapahoe Basin, Breckenridge, Copper, and Keystone—provide nearly 10,000 acres of skiing. Nordic Centers are sprinkled throughout the county for those who prefer to ski without a lift, as are hundreds of miles of trails. In spring, it's possible to experience the winter playground at 11,000 feet, and then drive 30 minutes to hiking and other warmer weather pursuits in the lower elevations.
A Small Town With A Big Atmosphere Breckenridge, Frisco, Dillon, and the other little towns in Summit County definitely retain their small town atmosphere. As a resident, it's difficult to go to the grocery store, post office, or theater without running into someone you know. Service is still what you expect in a small town, with folks doing that extra bit to help you out. In addition to being able to find everything you need on a daily basis, you'll also find a very cosmopolitan atmosphere, the result of being a resort area. Art galleries abound and museums and mine tours explain the area's rich history. Coffee shops and restaurants are top quality. And Denver, with all the amenities of a large city, is only an hour and a half away, at least when the roads are clear!

Putting together an offer on a home is easy if the buyer has a lot of money, a terrific job and impeccable credit. Many buyers are not in that precise situation, however. And while sellers like to get their asking price, good listing agents prepare them for the possibility of receiving offers that involve some compromises.
Successful real estate agents know how to put together creative offers and do whatever it takes to make a transaction work. If a buyer is low on cash, the agent may structure an offer that shifts closing costs to the seller, minimizing the amount of cash that the buyer needs to close. A variation of a lease purchase arrangement might be effective if a buyer has recently changed jobs or is self-employed. Owner-financing for part of the loan can make a difference in some cases. If your agent brings you a complex offer designed to get a buyer into your home, don't say "no" until you understand the offer.
